The Colorflip Process
Once you have selected your colors, we will gladly offer input with regard to the finish and type of paint that should be used. Samples can be applied if requested, allowing you a chance to experience the color before the work begins.
Exterior Painting
To begin the exterior painting process we ask that you close all windows and storm windows. If you are unable to close the windows, we will make arrangements with you to get this step completed.
We will:
- Prior to applying any paint, protect all plants, furniture and grills with drop cloths or plastic coverings.
- Remove all shutters.
- –Wash the house to remove dirt and mildew. A biodegradable detergent or bleach may be used if the mildew is extensive. Drying time may vary, but typically the house is ready for paint the next morning.
- Scrape and feather-sand the surface to remove all of the old paint.
- Putty all window sashes, caulk holes, cracks and voids using a caulk with a 45+ year life.
- Make any minor carpentry repairs like nailing in loose shakes, shingles or moldings at no extra charge.
- Evaluate the exterior for any rotted or broken wood that may need replacing. If required, we will arrange for the necessary repairs. Typically, this is completed at a “time and materials” rate or a firm price as agreed upon by you.
- The windows will be scraped, glazed, primed and painted. We may need access to the inside of the house to remove storm windows and to gain access to windows behind them. Any trim, columns or soffits will also be prepared for painting.
- Re-evaluate the surface condition of home and, if necessary, sand, caulk and putty.
- Areas like doors, foundations, shutters and inside porches are treated separately and are usually prepared and painted at the same time.
- Spot prime any re-sanded surfaces. We will not paint any areas until they are dry and ready to be painted.
- Apply the paint in most areas using a brush or a roller. However, spray techniques produce a better finish for some surfaces like aluminum siding.
- Remove the storm windows so the exterior of the windows may be painted – typically we need access to the house to remove the storm windows. We recommend that any doors that have been painted should be left open or ajar for approximately four (4) hours to dry.
- Apply a finish coat to all trim work including windows, doors and soffits.
- The front of all shutters will be painted and replaced when dry.
- Complete our own final inspection of the home’s surface condition and make any necessary final touch- ups.
- A final walk -through will be conducted with you to ensure your total satisfaction.
Interior Painting
We ask that you close all windows and storm windows. If you are unable to close the windows, we will make arrangements with you to get this step completed.
You have many precious and sentimental furnishings and decorations. We ask that you remove all pictures and wall hangings from the walls before we begin. We also ask that all other precious and breakable items be removed from the room before we commence work. If you are unable to do this, we will make arrangements with you to secure your valuable items.
We will:
- Confirm with you what you want done with nails and nail holes. If you are going to re-hang a picture, you may not want us to fill the hole.
- Move all furniture into the center of the room. All of the furniture will be covered with plastic sheeting and all flooring will be covered with canvas drop cloths.
- Remove all electrical face plates.
- Hand-scrape and sand the areas to be painted.
- Caulk and putty holes, cracks and voids, using only premium-grade materials.
- Make any minor carpentry repairs like nailing in loose moldings at no additional cost.
- Evaluate any areas that may require something other than minor repairs and consult with you. As a service to you, we can arrange to have these repairs made. Typically this is handled at a “time and materials” rate or a firm price as agreed upon by you.
- Spot-prime all repaired areas to help ensure a uniform finish. If repair work is extensive, a full coat of primer/sealer may be applied.
- If a color change is being made, we will apply the first coat of premium quality Sherwin-Williams or Benjamin Moore paint.
- Re-evaluate the surface condition after the first coat and, if necessary, sand, caulk and putty.
- Again spot prime any repaired surfaces.
- Then apply the finish coat of premium-quality Sherwin-Williams or Benjamin Moore paint.
(We recommend that any doors that have been painted should be left open or ajar for approximately four (4) hours to dry. This work can be done on a Saturday, if necessary.)
- Apply the finish coat to all trim work.
- Complete our own final inspection and make any necessary final touch-ups.
- Remove all tools and equipment including drop cloths and plastic sheeting. We will complete the clean- up by sweeping, vacuuming, and cleaning up the wash sink.
- Conduct a final walk through with you to ensure your total satisfaction.
